SOLUTION
Lucid created an Interactive App to showcase the existing and proposed plans for Fleet Place. Lucid combined premium restaurant and café retail visualisations with existing 360-degree on-site photography. This gave Clients the ability to look around the entire environment and see the future retail units in their exact locations. An Interactive Area Map was also created to highlight the location benefits including multiple nearby transport links and high footfall.
Having been mandated in March 2015, Lucid helped facilitate the sale of 10 Fleet place to a syndicate of Hong Kong Family Offices with completion achieved in August 2015. Lucid helped generate over 100 bps of yield compression for Ares Management over a c.2 year hold period. The eventual sale price of £175 million was above expectations, capitalising on overseas appetite for prime income-producing real estate in London.
